Autonomous Comfort. Zero Interaction.

House of Terre A Mer

About the Project

House of Terre A Mer is a high-end shared workspace for hair, beauty and wellness professionals, located in Melbourne’s CBD.

The space is made up of multiple consulting rooms with intermittent use, requiring a system that adapts continuously - without relying on user interaction.

The objective was to replace an existing central plant system with a solution aligned to how the space is actually used.
Key Challenges
Delivering consistent comfort across a flexible workspace required a system that could operate independently of occupants.
  • Replacing an existing central plant system including boiler and chiller
  • Managing multiple rooms with intermittent and unpredictable occupancy
  • Avoiding unnecessary energy use in unoccupied spaces
  • Maintaining consistent comfort across shared and private areas
  • Integrating within a highly considered interior environment
Approach
AirSmart adopted a systems-led approach, shifting from manual control to autonomous operation.

The focus was on conditioning spaces only when required - while maintaining the ability to return to comfort instantly when occupied.
  • Designed a multi-zone system aligned to real usage patterns
  • Integrated occupancy-based control across all areas
  • Linked system operation to the building alarm for automatic mode switching
  • Applied temperature offset strategies to reduce energy demand
  • Removed the need for user interaction with the system
Solution
A customised AirSmart Indoor Environment System was implemented to deliver fully automated environmental control.
  • Multiple AirSmart systems serving 13 independently controlled zones
  • Occupancy sensors triggering system response in real time
  • System linked to building alarm - switching to low-energy mode when unoccupied
  • Temperature offset strategy maintaining reduced load while vacant
  • Automatic return to comfort conditions upon occupancy
  • Integrated air distribution aligned with interior design
The system operates continuously in the background - responding to occupancy without user input.
Key Outcomes
The system delivers a fully autonomous indoor environment.
  • Zero user interaction required
  • Conditioning only when spaces are occupied
  • Energy demand reduced by approximately 45% through occupancy-based control
  • Stable comfort conditions across all areas
  • Immediate response when spaces become occupied
  • Reduced operational complexity for users

Why It Matters
Most systems rely on user input - often resulting in inefficiency and inconsistent conditions.

This project demonstrates how environmental control can be fully automated, aligning system operation with actual occupancy rather than manual adjustment.

The result is a space that maintains comfort when needed, reduces energy use when not, and removes the need for ongoing user involvement.
